Our Gascony home has 3 bedrooms and we have tried to  retain original features.  
The front of the house faces South.  

The ground floor consists of the original front doors leading into the entrance hall with original wooden staircase; under stairs storage and pantry.


  • A double aspect living room with fireplace, cream stone effect ceramic tiled floor and wood burner.

  • Fitted kitchen with double butler sink, fireplace and wood burner and 5 burner Stoves gas cooker and electric oven

  • Dinning Room and summer lounge that can be used as extra 4th bedroom with 2 French doors to the terrace garden, fireplace and wood burner.  This could be converted into self contained accommodation.

  • A small room used as a art studio and office with Wifi.

Outside the barn includes a workshop for tools and garden equipment etc

There is an outside dining area  in the barn covered with exposed stone wall and vaulted ceiling.


The beautiful garden is easy to maintain with a vegetable plot and it looks out to open rolling countryside. 
The garden has two walnut trees, two fig trees red and white, a cherry tree, bay tree, apple tree red apples for autumn, a reine-claude plum tree.  A white vine front of house which produces sweet grapes. And the original grape press. 

The Garden is to the front and side of the house.  There is no garden at the rear of the house.  

The above ground swimming pool was installed in 2019, external measurement 6m x 4m x 1.2m, and has an outdoor solar shower and the filter and pump are securely contained is an adjoining wood pump house.

The house is situated in a very peaceful hamlet, but is close to Villecomtal sur Arros which is our local shopping ,with two hairdressers butcher, café sandwich bar, two restaurants including le rive droite , pizza place, Dr, Dentist, post office, cash machine, petrol station, tabac,  boulangerie, mini supermarket, etc   For food lovers...

  • The attic above the main house has 50cm of insulation and the rest of the refurbished house also has wall and roof insulation.

  • Fosse Septic. The septic tank for the property was installed in 2015. It has been inspected in June 2020 and conforms to current regulations.  It was also emptied and cleaned in June so its in excellent condition. 

  • The house has had the full diagnostic completed in July 2020 with no significant issues.  The energy classification is D.

Trie sur Baise local shopping 13klms, takes about 15 mins including Supermarket and DIY superstore
Vic en Bigore 19klms. Fantastic Saturday Market 

Central Tarbes (hospital, train station, motorway) 30klms. All the shops you could ever need and huge superstores.

Toulouse 124klms it takes us 1 hour 30 mins to get to Tolouse Blagnac airport.
